All of our properties have one dedicated manager. While we have a deep bench of subcontractors and handymen, all of your property projects are run through one dedicated manager to maintain continuity and context for your home. Each manager at HDLO is "capped" at how many homes they can manage, so time and attention at your property is protected.
Most property management companies in the area run – at best – a weekly house check where the manager hastily checks boxes and expedites the visit so they can continue onto the dozens of properties under their management. At HDLO, we often run daily house checks (if desired... some homeowners want less if they live here), and have a policy to visit at least three times a week. The continued eyes on the property allow your manager to catch any variety of issues that can crop up.
Your property is unique, and that should be reflected in your home's processes and checklists. While we will start you out with a standard base of checklists and processes, your manager will curate all recurring checklists to specifically fit your home. These checklists will integrate with your home documentation which ensures consistency and diligence on behalf of the manager.
Luxury properties have a lot of features and functionality. The more features that a home has, the more features that can break. Because of this, your manager will run a quarterly "deep audit" of the home, pressing every button, opening every door, testing every window and ultimately lending a hyper critical eye on the entire property and its systems. Just because some thing was working well one month ago does not mean it will continue to do so. We would much rather spend the time catching your home's problems than have you run into them yourself.

All homes under our management are in and "always ready" state. This means, at a moments notice, your manager can have your house ready for a vacation. Note that this service may be hampered if you enlist in a larger remodel or home project that interferes with critical features of the house.

To address this, HDLO produces robust documentation private to you and the other guests who may visit your property. HDLO can either host the documentation on an internal website (which only works on your house wifi), or a third party app like Notion. The documentation is accessible, and can get as custom as you'd like – from custom produced videos to written step-by-step guides.
Goods at your home should never run low. Non-perishable drinks, basic groceries, toiletries, tissue paper, candles, diffusers and all other products you stock should all be kept at a certain inventory level to ensure ready access to basic durable goods. HDLO can offload the pesky management of all goods at your home, and make sure you never have to waste any time at the store restocking or supplying your house with the basics.
HDLO has developed a proprietary subcontractor management system that automates the work handoff between contractors. All projects and tasks are added by your dedicated manager into a project management software, then subcontractors automatically receive tasks and projects that are assigned to them as it relates to your home. This dramatically smooths out the delegation between your dedicated manager and the busy subcontractors in the Sun Valley region.
Maintaining cars in the Wood River Valley can be a challenge. Let us offload that challenge, and allow you to purely enjoy your vehicles, not constantly maintain them. This includes routine servicing, driving the car around while you're away, car detailing, accessorizing (if requested) and even car purchasing.
