Pre-inspection report

Before listing a home, enlist HDLO to review the home and produce a pre-inspection report. This report will give the realtor and homeowner an overall health check of the home and it's core systems.  We'll also highlight key systems and features that need work before showing the house to maximize the sale value.

ROI prioritized project list and execution

An older luxury home can require a lot of work to reach it's full function and potential. Some projects for the selling party may be worth taking on and others may be worth delaying for a new buyer. HDLO can itemize needed house projects and rank them based on the highest ROI for the selling party. This can give you a sense of projects that may be worth executing during the selling process.

Property reviews

HDLO will coordinate weekly property reviews to make sure systems are online and scheduled maintenance is taking place. We'll also review and prep the home before key showings. If requested ,we can help coordinate any special requests for a showing (flowers, baked goods, etc).

Managing other subcontractors

Keeping a luxury home in ship-shape may require additional subcontractors. This could involve snow removal (seasonal), landscaping, house cleaning and rodent mitigation just to name a few. If these routine maintenance items are being neglected, let HDLO take on the management during the selling process. Having the home well managed will help ensure that the property is looking its for prospective buyers.
